Let's see, why are you selling?

I was showing property today. Good thing for a real estate agent in Viera Florida to be doing on a beautiful Saturday afternoon. Actually, it was such a nice day I would have probably preferred being at the Space Coast Stadium watching the Washington Nationals spring training game against the Los Angeles Dodgers.

Just in case you don't know, Viera is home to the Washington Nationals' spring training. Nearby in Vero Beach you will find Dodgertown, home for at least this year to the Los Angeles Dodgers. I wonder who won the game....will have to check the Florida Today later.

So, I showed 6 properties in Heritage Isle, a 55+ community in Viera. Of the 6 properties, only 1 was occupied. After viewing this home my buyer did express an interest in this property. I called the owner (who was also his own listing agent) and asked about his price and room for negotiation.

His response....he is where he is and that is it.

Well, let me tell you....he had a nice house but not the nicest. He did have the home with highest list price. Yep, he was $30,000 above the market (in my opinion). And, as a real estate agent he should know, you ain't going to sell at that price. Take it off the market. (this sentence is supposed to be rosy as in the rose colored glasses this seller sees the world through!)

He told me, he did not have to sell. He told me, he owned the house free and clear. He told me selling was only possible if his price was met.

I wonder....New construction for a similar model is $25,000 less than his two year old house.... Which one would I choose? My buyers opted for new construction at less money! Not surprising....

My advice to sellers such as this....take it off the market, please!
