This is understandable.&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;The truth is this is just not the case anymore. This is a buyer's market. Prices have dropped. The number of &lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_1"&gt;competitive&lt;/span&gt; listings is high. &lt;strong&gt;I have an obligation to establish realistic expectations early on in the process. &lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;strong&gt;Now that does not mean sellers can't sell.&lt;/strong&gt; It is just sometimes the initial expectations are not being met. I see that most frequently with sellers who have purchased their homes in the last 2-3 years. &lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;Unfortunately, those homes were purchased at the height of the run-up during a seller's market. I still recall having buyer clients who &lt;em&gt;lost &lt;/em&gt;out on homes because we did not offer enough over the list price! &lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;strong&gt;If you are selling your home in the &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_2"&gt;Viera&lt;/span&gt;, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_3"&gt;Suntree&lt;/span&gt; and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;Rockledge&lt;/span&gt; areas of &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;Brevard&lt;/span&gt; County, Florida, pricing is critical. &lt;/strong&gt;Homes that &lt;em&gt;were &lt;/em&gt;commanding upwards of $300,000 "back then" are now in the low to mid $200,000 range.&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;strong&gt;The key first step in the selling process is to know the numbers.&lt;/strong&gt; If you have a mortgage, know the payoff. Then consider the selling costs which can run anywhere around 6-8 percent of the sales price. That 6-8% cost is a general guesstimate. &lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;strong&gt;When you list your home your agent should provide you a good idea as to what the costs will be. &lt;/strong&gt;[I always provide my listing clients an estimated net proceeds breakdown which is based on known estimated expenses at an established sales price.]&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;strong&gt;The bottom line is that, as a seller, you should know within a reasonable range what your net walk away proceeds will be.&lt;/strong&gt; &lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000066;"&gt;If you are considering selling your &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;Viera&lt;/span&gt;, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;Suntree&lt;/span&gt; or &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_8"&gt;Rockledge&lt;/span&gt; home, give me a call. I came in this morning to cover “floor duty” and as a result am the acting receptionist. I now must admit…the job is a lot more involved than I thought! Multiple lines ringing, agents calling to schedule showings, telemarketers, people stopping by for directions….Lots of stuff happening.&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#000066;"&gt;Another call from a lady who wants to sell her house in Indialantic (beach side). We had previously attempted to sell but then chose to lease the property.  The tenant is moving out and the owners are facing &lt;strong&gt;a decision to sell or lease it once again&lt;/strong&gt;. &lt;/p&gt;&lt;p&gt;I did a quick comparative property analysis (CMA). I also checked the rental market to see what was happening. Being a full time real estate agent serving the Viera, Suntree and Rockledge areas of Brevard County Florida, I already had an opinion.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;However, it is always preferable to have the data to support that answer.&lt;/strong&gt; And, you know what they say about opinions!&lt;/p&gt;&lt;p&gt;My CMA showed no surprises.  &lt;strong&gt;There are lots of properties for sale in Viera and Rockledge.&lt;/strong&gt; Some priced at very attractive prices! Sure the rental market has plenty of choices but in this situation we decided (&lt;em&gt;actually the owner decides, I recommend&lt;/em&gt;) to rent it out again.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;If you are an owner and you do not have to sell, why not hold the property for a little while?&lt;/strong&gt; Although the rental income may not cover all the expenses, it does cushion the hit. &lt;u&gt;&lt;span style="color:#ff0000;"&gt;The market will turn around. It always does!  &lt;/span&gt;&lt;span style="color:#000000;"&gt;[I make my living selling real estate but if your home will be lingering on the market for sometime, I do not want to put it on the market.]&lt;/span&gt;&lt;/u&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;If you are considering selling and &lt;u&gt;do not&lt;/u&gt; need to, take a hard look at the market.&lt;/strong&gt; Your best option at this time may be to lease the property until the inventory drops. Going through the process of &lt;em&gt;&lt;strong&gt;selecting your real estate agent is more than just choosing a name from the phone book or Internet.&lt;/strong&gt;&lt;/em&gt; If you are in Viera, choose a company and agent who knows your neighborhood. After all, real is &lt;u&gt;&lt;em&gt;very, very local&lt;/em&gt;&lt;/u&gt;.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000099;"&gt;&lt;strong&gt;Preparation&lt;/strong&gt;. Take the time to learn the area. If schools are an issue (they always are), research the schools. For Brevard County school information, &lt;/span&gt;&lt;a href="http://www.brevard.k12.fl.us/" target="_blank"&gt;&lt;span style="color:#000099;"&gt;click here&lt;/span&gt;&lt;/a&gt;&lt;span style="color:#000099;"&gt;. Another excellent site is &lt;/span&gt;&lt;a href="http://www.schoolmatters.com/"&gt;&lt;span style="color:#000099;"&gt;www.schoolmatters.com&lt;/span&gt;&lt;/a&gt;&lt;span style="color:#000099;"&gt;.   &lt;/span&gt;&lt;span style="color:#000099;"&gt;Get that mortgage in line. Contact a lender and start the paperwork. &lt;em&gt;Knowing your housing budget up front is key&lt;/em&gt; to the process!  Know your timeline. The typical closing takes about 30 days for a purchase with a mortgage. &lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000099;"&gt;&lt;strong&gt;Flexibility&lt;/strong&gt;. Sellers are usually living in the home while it is being marketed. Scheduling showings a day or two in advance is considerate and appreciated by sellers. Most sellers are flexible and will try to accommodate your schedule.  &lt;u&gt;Of course, the requested showing times must be reasonable!&lt;/u&gt;&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000099;"&gt;&lt;strong&gt;Give &amp;amp; Take&lt;/strong&gt;. This refers to the negotiation and closing process. Buyers expect to negotiate in this market. Sellers expect to negotiate (it they are being realistic). This is where your confidence in your real estate agent is key. Your agent will gather as much information as available and work with you on recommending a negotiating strategy.&lt;/span&gt;&lt;/li&gt;&lt;li&gt;&lt;span style="color:#000099;"&gt;&lt;strong&gt;Emotional Detachment&lt;/strong&gt;. Sellers "love their &lt;em&gt;home&lt;/em&gt;." They probably experienced a lot of wonderful events while living in the home.  You can expect the seller to have an emotional attachment to the house. &lt;strong&gt;&lt;u&gt;But, as a buyer the &lt;em&gt;house&lt;/em&gt; is a physical structure until it becomes your &lt;em&gt;home&lt;/em&gt;.&lt;/u&gt;  &lt;/strong&gt;Don't let your emotional attachment to the "perfect house" cloud your judgment.&lt;/span&gt;&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;&lt;strong&gt;Buying is a process&lt;/strong&gt;..from selecting your real estate agent to getting to the closing table.  The process may take a while. Huh?</title><content type="html">&lt;p&gt;I saw a sign on the side of the street in Cocoa, Florida yesterday. It was obviously an investor or FSBO attempt at marketing a house.&lt;/p&gt;&lt;p&gt;The sign said "2 bedrooms and 1 bath, minimal work required." I don't believe that is an effective way to be selling any house in this market!&lt;/p&gt;&lt;p&gt;The &lt;a href="http://www.moving2brevard.com/" target="_blank"&gt;Viera, Suntree, Rockledge and Cocoa areas of Brevard County Florida&lt;/a&gt; is like all other markets in the state at this time. &lt;strong&gt;&lt;u&gt;Buyers do not want to "perform minimal work,"&lt;/u&gt;&lt;/strong&gt; regardless of the extent.  &lt;strong&gt;Besides, the terminolgy is a little ambiguous&lt;/strong&gt; - minimal to me means one thing, to you, something possibly different!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;And to sell a home you have to have it ready to sell.&lt;/strong&gt; You have to make it move in ready and not just put a sign next to the street!&lt;br /&gt;&lt;/p&gt;&lt;p&gt;As real estate agents we are always advising sellers on methods of preparing to sell their home. &lt;strong&gt;One of the most important keys is to make it standout form the competition by pricing it right and making it look better than the rest!  &lt;/strong&gt;&lt;/p&gt;&lt;p&gt;My advise to you is to accomplish the work &lt;u&gt;&lt;em&gt;&lt;strong&gt;prior &lt;/strong&gt;&lt;/em&gt;&lt;/u&gt;to putting that sign up! No problem, in 35 minutes I was in the parking garage.&lt;/p&gt;&lt;p&gt;Saturday night I had the opportunity to attend the &lt;strong&gt;Drum Corps International&lt;/strong&gt; show in the Florida Citrus Bowl. If you have never heard of DCI or what these folks do, take a look &lt;a href="http://www.dci.org/news/view.cfm?news_id=4d0e2f29-154c-46f8-be79-a06effd38c95" target="_blank"&gt;here.&lt;/a&gt;&lt;/p&gt;&lt;p&gt;Getting to the Citrus Bowl is a little further than the airport but still was only an hour. Of course I will admit to taking the toll roads. &lt;/p&gt;&lt;p&gt;Regardless of where you are headed in Orlando, it is pretty easy to get there from Viera. Then...&lt;/span&gt;&lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="font-size:130%;color:#0000a0;"&gt;You arrive and wonder if the house you just pulled up to is the same one.  It looks even better than the photo!  The yard looks nice. You pause to admire the landscaping.  And that new coat of paint really does look nice.  Then...&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="font-size:130%;color:#0000a0;"&gt;You get inside. Cluttered. Pet and smoke odors. [What is the old saying? Oh yeah, &lt;em&gt;if you can smell it - you &lt;strike&gt;can't&lt;/strike&gt;  &lt;u&gt;won't&lt;/u&gt; sell it!&lt;/em&gt;]  Too much furniture. Beds unmade. Bathrooms filthy. What a disappointment as you leave as quickly as you arrived! Then...&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="font-size:130%;color:#800040;"&gt;The seller's agent wants feedback. OK, here it is....You can put lipstick on a pig but it is still a pig!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="font-size:130%;color:#0000a0;"&gt;If you are selling your home, prepare it! Certainly the MLS entry should paint a picture. The MLS entry should make the potential buyer WANT to see the property.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="font-size:130%;color:#0000a0;"&gt;You have done part of the job. Curb appeal and a nice exterior appearance are critical. After all, first impressions are key to selling your home!&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="font-size:130%;color:#0000a0;"&gt;&lt;em&gt;But don't stop there.&lt;/em&gt; Get busy. Clean, de-clutter. depersonalize. What is the the old saying? Not surprising as we all have an opinion of these entities. &lt;div&gt;&lt;a href="http://bp3.blogger.com/_xBPbY64cCB8/SHZ8JwBUA9I/AAAAAAAAAds/sHU3W3ikRSk/s1600-h/rv.jpg"&gt;&lt;img id="BLOGGER_PHOTO_ID_5221497324933743570" style="FLOAT: left; MARGIN: 0px 10px 10px 0px; CURSOR: hand" height="127" alt="" src="http://bp3.blogger.com/_xBPbY64cCB8/SHZ8JwBUA9I/AAAAAAAAAds/sHU3W3ikRSk/s320/rv.jpg" width="250" border="0" /&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;p&gt;I was watching a news broadcast a couple of nights ago on an Orlando station, &lt;strong&gt;WKMG Channel 6&lt;/strong&gt;. It was an expose on HOAs that were in some opinions "oppressive." Here is a link to the &lt;a href="http://www.local6.com/problemsolvers/16816232/detail.html" target="_blank"&gt;story&lt;/a&gt;. Apparently some owners were dismayed and frustrated by the rules and regulations.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;In the &lt;/strong&gt;&lt;a href="http://www.moving2brevard.com/"&gt;&lt;strong&gt;&lt;span style="color:#660000;"&gt;Viera and Suntree&lt;/span&gt; &lt;/strong&gt;&lt;/a&gt;&lt;strong&gt;areas of Brevard County you will find no escape from HOA rules.&lt;/strong&gt; Both of these areas are planned unit developments consisting of many newer (and some older) developments with lots of rules.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;A few of these have rules that sometimes throw up a roadblock for potential buyers.&lt;/strong&gt; I know of areas where you can not have a pickup truck in the driveway at night. I know some where any commercial vehicle (including a vehicle with a magnetic sign such as a Realtor sign) from being visible. I know of one agent that had to remove the sign from her car every night when she came home!&lt;/p&gt;&lt;p&gt;There are plenty of other rules like changing paint colors, having a fence (or not), a boat being kept....and the infamous NO RV can be parked overnight. The rules exist to promote uniformity and consistency in the homes. &lt;strong&gt;I can understand the rules. Likewise I can understand when buyers do not want the rules!&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;When you are looking for a home in Florida one of the documents you must be provided and given an opportunity to review is the HOA disclosure. If I am the seller's agent I ensure I deliver a copy of the rules to the buyer's agent and get a signature. If I am the buyer's agent I ensure they are delivered and signed for by my client. The reason is simple - you must be given an opportunity (three days) to review the documents. &lt;a href="http://bp3.blogger.com/_xBPbY64cCB8/SHZ8Ve2yCHI/AAAAAAAAAd0/JQdT2SUnkCU/s1600-h/flamingo.jpg"&gt;&lt;img id="BLOGGER_PHOTO_ID_5221497526484600946" style="FLOAT: right; MARGIN: 0px 0px 10px 10px; WIDTH: 129px; CURSOR: hand; HEIGHT: 213px" height="244" alt="" src="http://bp3.blogger.com/_xBPbY64cCB8/SHZ8Ve2yCHI/AAAAAAAAAd0/JQdT2SUnkCU/s320/flamingo.jpg" width="172" border="0" /&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;If you are the buyer - read the disclosure.&lt;/strong&gt; Know what you are getting into &lt;em&gt;before proceeding&lt;/em&gt;. Of course your real estate agent should ensure you receive the documents. It is up to you to read them - thoroughly!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;As a buyer, you know your lifestyle.&lt;/strong&gt; Please ensure these rules do not become an obstacle. By the way, if you travel in some areas of Brevard County (not located within a development) you will see all sorts of things.&lt;/p&gt;&lt;p&gt;Sure there are some things that code enforcement will patrol for - but that may not stop the neighbor from painting the house pink and placing pink plastic flamingos in the front yard. OK, that may be a little extreme, however, save yourself some heartache and frustration- read the documents early! &lt;/p&gt;&lt;p&gt;I would go a step further. &lt;strong&gt;These documents are written by lawyers&lt;/strong&gt;. Things got more challenging for sellers. Things got more challenging for Realtors! But, some of us - myself included - have persevered. [I think back on my 20 year career as a U.S. Navy officer. There were plenty of times, especially early on while enlisted, that I could have walked away but it isn't in me!]&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#0000a0;"&gt;When the market changed. my marketing methods changed. &lt;span style="color:#800040;"&gt;I&lt;strong&gt; primarily make &lt;em&gt;&lt;u&gt;initial &lt;/u&gt;&lt;/em&gt;contact with my buyer and seller clients via the Internet&lt;/strong&gt;.&lt;/span&gt; Of course that is a result of folks being more tech savvy. This helps as well now that gas is four bucks a gallon!&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#0000a0;"&gt;&lt;strong&gt;I do things the "old fashioned" way as well.&lt;/strong&gt; You know, &lt;em&gt;mail, meetings, print advertising,&lt;/em&gt; and a few others like Open Houses! Regardless of wether someone has children attending school, homeowners like to know the test results. After all, the quality of one's neighborhood schools impacts desirability of living in the area and thus the property values! &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Continuing its trend, Brevard County Public Schools' results were outstanding!&lt;/strong&gt; To see the list, &lt;a href="http://www.floridatoday.com/content/databases/schoolpages/schoolgrades.shtml?appSession=431103683595180" target="_blank"&gt;click here&lt;/a&gt; . &lt;/p&gt;&lt;p&gt;&lt;strong&gt;Brevard County School District has developed a reputation of being one of the best in the state.&lt;/strong&gt; The number of schools receiving "A" grades has consistently increased from 72 (2006), 79 (2007) to 82 (2008). &lt;span style="color:#660000;"&gt;&lt;strong&gt;No school in the County received a grade below "C" and 77% received "A" this year (99% received an "A" or "B").&lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;As I primarily work (and live) in the &lt;a href="http://www.moving2brevard.com/" target="_blank"&gt;Viera, Suntree and Rockledge&lt;/a&gt; area, I wanted to highlight some of "our" schools and how they performed this year. It said "&lt;span style="color:#990000;"&gt;water &lt;u&gt;view&lt;/u&gt;&lt;/span&gt;" in the ad so I looked at the photo the agent had included. It looks to be about a half mile, between a couple of larger condo buildings. Yep, I could see the ocean and the distance blurred the power lines that were streaming across the roadway at the bottom. &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#000099;"&gt;Yep, water &lt;u&gt;view&lt;/u&gt;! Sure, water &lt;u&gt;view&lt;/u&gt;! &lt;/span&gt;&lt;br /&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;I showed a condo on the beach that said it had a &lt;span style="color:#990000;"&gt;direct ocean &lt;u&gt;view&lt;/u&gt;&lt;/span&gt;. Well, if you went to one corner of the balcony, turned your head a little sideways, peered between the two buildings in the complex and focused you could see the ocean. &lt;em&gt;It was so beautiful for a few seconds until my neck twinged!&lt;/em&gt;&lt;/span&gt;&lt;br /&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;u&gt;&lt;span style="color:#000099;"&gt;This got me to thinking about how those properties with a "view" all mean different things!&lt;/span&gt;&lt;/u&gt;&lt;/strong&gt;&lt;/p&gt;&lt;a href="http://bp2.blogger.com/_xBPbY64cCB8/SHNuKykWdiI/AAAAAAAAAdU/ihC3P7S6q-8/s1600-h/100_0980.JPG"&gt;&lt;img id="BLOGGER_PHOTO_ID_5220637524704523810" style="FLOAT: left; MARGIN: 0px 10px 10px 0px; CURSOR: hand" alt="" src="http://bp2.blogger.com/_xBPbY64cCB8/SHNuKykWdiI/AAAAAAAAAdU/ihC3P7S6q-8/s200/100_0980.JPG" border="0" /&gt;&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;Very often the advertisement will say &lt;span style="color:#990000;"&gt;lake &lt;u&gt;view&lt;/u&gt;&lt;/span&gt; but in reality it is a man made drainage pond (also called reclamation pond). Likewise, &lt;span style="color:#990000;"&gt;golf course &lt;u&gt;view&lt;/u&gt;&lt;/span&gt; can mean get a pair of binoculars and concentrate! Or, it can really mean direct golf course view.&lt;/span&gt;&lt;/p&gt;&lt;span style="color:#000099;"&gt;I&lt;strong&gt;&lt;u&gt; have a home listed in the Baytree Golf community of Suntree (Melbourne Florida) that is direct golf view.&lt;/u&gt;&lt;/strong&gt; It is on the 10th fairway....a short iron to the green! &lt;/span&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="color:#990000;"&gt;My point is simple..."&lt;u&gt;view&lt;/u&gt;" can have different meanings to each of us. The only way to tell is to "&lt;u&gt;see&lt;/u&gt;" for yourself.&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;If you are interested in golf course view, lake view, wooded view or any property in &lt;/span&gt;&lt;a href="http://www.moving2brevard.com/" target="_blank"&gt;&lt;span style="color:#000099;"&gt;Viera, Suntree or Rockledge, Florida&lt;/span&gt;&lt;/a&gt;&lt;span style="color:#000099;"&gt;, please give me a call. If it were only that simple!&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;In my opinion (and that is what this blog is about) &lt;strong&gt;your first consideration should be the "why" answer. &lt;/strong&gt;&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;&lt;span style="color:#990000;"&gt;&lt;strong&gt;Why are you considering the purchase?&lt;/strong&gt;&lt;/span&gt; If it is for an owner occupied property then the answer may be different than the investor "why."&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;&lt;u&gt;An investor may be looking to "flip" the property although that may be a little risky in this current market. &lt;/u&gt;An investor may be looking for a rental property. After all, rentals are pretty popular right now. A rental property that can be purchased at a reasonable price my create a break even income or maybe a profit. In a few years the market will turn around - it always does - then the property may be "&lt;span class="blsp-spelling-corrected" id="SPELLING_ERROR_3"&gt;sell able&lt;/span&gt;" at a nice profit. &lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;Of course, investors know all this stuff!&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;&lt;strong&gt;So the answer to "why" is your first clue in determining an offer price.&lt;/strong&gt; My experience in the &lt;/span&gt;&lt;a href="http://www.moving2brevard.com/" target="_blank"&gt;&lt;span style="color:#000099;"&gt;&lt;span class="blsp-spelling-error" id="SPELLING_ERROR_4"&gt;Viera&lt;/span&gt;, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_5"&gt;Suntree&lt;/span&gt; and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_6"&gt;Rockledge&lt;/span&gt;&lt;/span&gt;&lt;/a&gt;&lt;span style="color:#000099;"&gt; area is that the short sale properties are listed are really reasonable prices already.&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;&lt;strong&gt;Consult your real estate agent about pricing.&lt;/strong&gt;  Even though it is a "&lt;span style="color:#990000;"&gt;distressed sale&lt;/span&gt;" taking a look at the comparable properties is still necessary!&lt;/span&gt;&lt;/p&gt;&lt;p&gt;&lt;span style="color:#000099;"&gt;If you are interest in &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_7"&gt;Brevard&lt;/span&gt; County short sales (especially &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_8"&gt;Viera&lt;/span&gt;, &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_9"&gt;Suntree&lt;/span&gt; and &lt;span class="blsp-spelling-error" id="SPELLING_ERROR_10"&gt;Rockledge&lt;/span&gt;), please give me a call. The inventory of homes for sale is down somewhat than previous months but the inventory is still pretty high.&lt;br /&gt;&lt;p&gt;&lt;strong&gt;As of today there are about 6800 homes for sale in Brevard County.&lt;/strong&gt; In the Suntree (including Baytree), Viera and Rockledge area there are 833 single family homes listed as "active" in the Brevard MLS system. &lt;strong&gt;There were 70 single family homes in the Viera, Suntree and Rockledge areas that closed during the month of June 2008.&lt;/strong&gt; That is a lot for buyers to choose from!&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="color:#000099;"&gt;Because the inventory is so high there are a couple of scenarios that suggest price may be an issue.&lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;Scenario One:&lt;/strong&gt; You have lots of showings with no offer. No interest at all indicates that there are similar homes being seen and sold without considering your property. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="color:#000099;"&gt;Both of these suggest that price may be an issue.&lt;/span&gt;&lt;/strong&gt; In scenario one the price is probably pretty close as it is still getting the potential buyers in the door. A&lt;strong&gt;&lt;span style="color:#000099;"&gt; lot of activity but it is certainly no surprise as prices have become very attractive!&lt;/span&gt;&lt;/strong&gt; The two properties that closed sold for $183,000 (1618 sq ft) and $187,000 (1925 sq ft). My response - &lt;strong&gt;too low for this area.&lt;/strong&gt; In fact I have not heard from him.&lt;/p&gt;&lt;p&gt;&lt;strong&gt;&lt;span style="color:#cc0000;"&gt;If I could get a $300,000 beach condo for $45,000 - I would buy it! &lt;/span&gt;&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;&lt;strong&gt;I represent buyers and sellers.&lt;/strong&gt; &lt;strong&gt;&lt;span style="color:#cc0000;"&gt;I list homes for sale that will sale at a realistic price in a reasonable time. Some of these RVs come from Canada, and many of the furthest north states. A long drive for some of these folks.
